You may ask “What is the point of getting my roof checked?” The answer is that a roof inspection looks beyond the roof to check out other trouble spots, too.

  1. The attic will be inspected for any evidence of water, moisture, dry rot or other issues. Many times attic problems are the cause of a leak that you may think is coming from the roof itself. If your AC condenser is having any type of problems and the pan has standing water, this can cause a leak in your ceiling that may mimic roof leaks. Also condensation or cracks and deterioration in the attic can cause some problems that may look like roof issues as well.
  2. Of course, during a proper roof inspection, we inspect all roofing materials such as shingles and wood shakes. For asphalt shingles, we will check to see if any granules are missing from the rubbing of tree branches or severe weather conditions. We will also check for buckling or any types of issues with the seams in between shingles, as these problems can cause water to pool in areas and it will eventually leak onto your ceiling or even into the home. We will inspect wood shakes to check for mold, dry rot or insect infestations. We will make sure that all wood has been properly treated to avoid these issues and we can also employ preventative measures for future protection.
  3. There is another part of a roof inspection that many people do not think about and that is the inspection of gutters and downspouts. If your gutters are clogged with leaves, moss or any other type of debris, then this can cause problems. This can cause rain water and moisture to collect and over time the standing water can cause parts of the roof to start to deteriorate. We will also inspect the metal flashings that seal off chimneys or skylights to make sure there is no water damage and that they are installed correctly. We will also inspect all of the collars and boots around all plumbing and other types of pipes.
